Situation
The land is located off Lince Lane to the south west of Kirtlington in open country, bordered to the east by Kirtlington Golf Club and to the west by the River Cherwell, bisected by the Oxford Canal. Woodstock lies to the south west and junction 9 of the M40 is easily accessible via the A34.
Description
This attractive block of agricultural land is divided into two parcels; the main block of 18.68 acres of gently sloping arable land has access from Lince Lane. It has wide margins planted with young trees. Across the other side of the Oxford Canal is a block of 10.15 acres of water meadow with trees. In all about 28.83 acres.
The water meadow cannot currently be accessed, but has previously been accessed by a Grade II listed swing bridge over the canal – this collapsed some years ago and the Canal Trust have undertaken to replace it, at their cost, in 2022/2023. See correspondence in the Legal Pack.
