0 bidsThe land is situated on the bank of the River Conwy at Beaver Bridge, adjacent to the A470 and approximately 1 mile south of the popular village Betws-Y-Coed. The plot is located within Snowdonia national park. The local area is particularly well serviced with the nearby village of Betws-Y-Coed offering a range of lodgings, eateries and shops. The wider area offers an assortment of activities from sailing to advanced hiking and the Fairy Glen ravine is also a short distance from the land.
The Land
The land comprises an area extending to approximately 0.53 acres to the eastern bank of the River Conwy between the edge of the river and the A470. The land is predominantly riverbank and includes an area of mature amenity woodland. The land enjoys exclusive fishing rights from the bank up to the middle point of beaver pool on the River Conwy.

Fishing Records
It is understood that the fishing from the left-hand bank is exercised by the Gwydyr Anglers and we are advised that salmon caught in the whole of the Beaver Pool from the lefthand bank totals 68 fish over 10 years constituting an average of just under 7 per annum. We are further advised that of this total of 68, the salmon caught in the right half of the pool from the left bank comprised of 34 fish over 10 years with an average of 3.4 per annum. Sea trout caught from the left-hand bank total roughly 30–40 per annum. We have not been provided with any
information as to the proportion of the total sea trout catch from the left-hand bank coming from the right half of the river.
However, it is assumed that, like the salmon, roughly half of the sea trout were hocked in the right-hand half of the river, ie an average of 15-20 fish. On the basis of these figures the 7 year average is 1.4 for salmon and 31 for sea trout. We are advised that of the sea trout caught from the right-hand bank 82 were 2lbs or more.
In summary, we deduce that the average number of fish caught in the right-hand side of the Beaver Pool was in the order of 4 -5 salmon and 48 sea trout of which roughly 20 might have been over 2 lbs. There are no fishing records for available since 2017, as it has only been lightly fished, in recent years.
