A rare opportunity to purchase a former community hall and the church of St. Anne, located within the heart of the desirable community town of Menai Bridge. The property offers development potential, with a preapplication submitted for the demolition of the existing buildings and erection of an apartment block and dwellings under application PAMI/2024/39.
Community Hall
- Double glass doors open into a large entrance hall, hosting the staircase, with a further doorway leading to two WC’s and a boiler room.
- The stairs rise to the main hall, which is a large open area with a storage cupboard and windows overlooking the front aspect.
- An internal doorway opens into the kitchen, a meeting room, further seating room, inner hall and a further set of stairs, which lead down to the former vicars residence comprising a bedroom, sitting room and shower room.
Church of St. Anne
- Double timber doors open into the entrance hall before leading into the main church itself, which runs the majority of the dwelling. At the base of the room is a raised plinth which acted as the original pulpit. Within the church a doorway to the left opens into the confession box, with a doorway at the opposite site of the room leading to a rear storeroom and washroom.
Outside
- Externally, the property benefits from a spacious plot, extending to approximately 0.42 of an acre. The plot itself is predominantly mature gardens with sporadic wooded areas surrounding the buildings.
- The church is located at the top of the plot with the community hall at the base.
- Aside from the above, the property also has a generous off-road parking area, affording parking for multiple vehicles.
Situation
The Church of St. Anne is located within the heart of the popular community town of Menai Bridge. Menai Bridge is a picturesque town located on the Isle of Anglesey, renowned for its stunning views and historical significance. Located a short distance from the property is the iconic Menai Suspension Bridge, designed by the renowned engineer Thomas Telford, acting as a vital link between Anglesey and the mainland of Wales. The town is not only celebrated for its engineering marvel but also for its rich cultural heritage, charming architecture, and a vibrant local community. Surrounded by natural beauty, Menai Bridge is a popular destination for tourists seeking outdoor activities, including boating and hiking, as well as those interested in exploring its historical landmarks.
In terms of commuter links, the property is well positioned with the North Wales express way A55 located within 1 mile
Planning
A pre-application response is in-hand for demolition of the existing Church of St Anne and hall and the erection of an apartment block with 6 one bed units, erection of 3 dwellings, construction of new vehicular access together with soft and hard landscaping, under application number PAMI/2024/39 received on 26/06/2024.
Copies of the consultation responses are enclosed within the pre-application advise, which include Environmental, Heritage, Planning Policy, Gwynedd Archaeological Planning Services, Drainage, Ecological and Environmental, Highways and Transportation and Education Services, which are available from the selling agents.
The pre-application “Conclusion” is as follows: “The site is within the development boundary of Menai Bridge where the principle of residential units is acceptable. Further consideration must be given to an appropriate housing mix to meet the needs of the locality as well as the need to provide appropriate affordable housing on site. The housing need must be justified, and a housing statement must also be submitted.
There is some concern on the amount of trees that would be lost on the site and whether this would lead to an impact on the Conservation Area. The proposed development may have a negative impact on the trees shown to be retained as the residential units are within the root protection areas. A response from the tree officer will follow shortly.
The proposal as submitted would lead to a large biodiversity loss and any future planning application would need to show larger benefit towards biodiversity.
As the development is within the Menai Bridge Conservation Area, careful consideration must be given to the scale and design to ensure that the development preserves and enhances the special character of the area. You will require Conservation Area consent for the demolition of the existing structures and an application must be submitted to
remove or carry out any works to trees within a Conservation Area.
The Highways Authority has requested further information in relation to visibility and any future planning application should be accompanied by existing and proposed levels, finished floor levels and full details of any rock excavation. Natural Resources Wales may be able to provide comments on the amount of trees lost as part of the site is identified as a Restored Ancient Woodland Site. They may be able to provide further advice on the impact on the RIGs, especially if excavation work is proposed.”
