Situation

Description

Flooding
Lot 1 is in a high-risk flood zone and typically floods each year. Bargate Lane is also prone to flooding and at such times often becomes impassable to vehicles.
Planning
The vendors have not raised enquiries with the local planning authority regarding potential development of the land. The land sits outside the development boundary of Willington and floods - it will not be possible to build a house on the land. Conditions of Sale

Each purchaser shall be deemed to have notice of each condition and all the terms thereof and to bid on those terms whether they shall have inspected the said conditions or not. The purchase of this property is subject to an administration fee of £2,400 including VAT plus a buyer’s premium of £1,250 + VAT as stated on the auction listing per sale.
Basic Payments Scheme
The land is registered on the Rural Land Register and is eligible to receive entitlement payments from the Basic Payment Scheme. The payment from the current scheme year will be retained by the vendor who owns the entitlements. These entitlements are not included within the sale and will not be made available separately.
Cross Compliance
The purchasers will be responsible for cross compliance following completion for the remainder of the scheme year. The purchasers will indemnify the vendor against any noncompliance which results in any penalty or reduction.
