Situation
The land is accessed via a right of way off Back Lane leading on to the property’s own access. The land sits on the northern edge of Market Bosworth, adjoining open countryside and yet is only about 200 metres from Market Place.
Description
The property is comprised of agricultural grazing land extending to about 0.47 acres, including the area of the access. The land is bounded by hedging and fencing.
Restrictive covenants
The land is sold subject to pre-existing restrictive covenants. This includes a covenant contained in a transfer from 1932 that, in summary, bars erecting or placing ‘…any hut or temporary dwelling tent caravan house on wheels or encampment intended for use as a dwelling except for horticultural purposes or as a suitable amenity to a residence or as temporarily required during building operations.’ Please see the legal pack for full details.

Overage clause
The land is sold subject to an overage clause whereby 25% of any uplift in value upon implementation of sale (whichever is the sooner) following the grant of planning permission and successive grants of planning permission for uses other than agriculture and equestrian use, will be payable to the vendor. The clause is to run for a period of 50 years.
Rights of way, wayleaves and easements
A public footpath crosses the land as shown on the sale plan. We understand that Leicestershire County Council will be installing a gate to replace the current stile that gives access to the site.
